Basement Waterproofing & Foundation Repair Tips

Cracked Foundation
Many experts say that filling in cracks and waterproofing the walls using paint and sprays render temporary and minor results only. A cracked foundation will indicate that the condition has to be treated both inside and outside. There are several other signs that show damage to other areas and parts of the basement which is why homeowners should look for bigger ways to solve the problem. Check from the inside out then control all aspects such as moisture, mold, mildew and humidity. Here are some tried and proven steps.
About Cracked Walls
Waterproofing basement methods usually include filling the cracked foundation and holes in the walls with paste-like substances and bonds. These are fast fixes to minor leaks and moisture. However, filling in the cracks is considered by experts as a short-term solution that only takes care of the symptoms. To get rid of a leaky basement entirely, the homeowner should discover the very source of the water and moisture then find the proper solution that will keep water from flowing in. If the leak comes from water in the subsoil, then the soil surround the foundation should be dug up and regraded. A French pipe can also be installed so that water drains and flows away from the foundation. Plants, waterspouts and gutters should be cleaned and inspected once each month to make sure that there are no spills or overflows and that the subsoil is compact. Compact subsoil will mean that the surface water cannot easily run towards the basement.
The Rules of Sealing
First of all, determine the width, length and depth of the cracked foundation. Some hairline cracks from inside the basement might actually grow bigger inside. If a contractor digs up the surrounding soil, huge holes and cracks might have already developed due to water and soil pressing on the concrete constantly, earthquakes and the house setting in after a few months or years. These can be resealed and the entire outer wall recoated so that the strength and integrity remains solid for more years to come. The value of the home actually goes higher when the outer and inner walls and floors are sealed. There is no way to check the underside of the basement wall, but contractors will usually regrade the area as well so that excess water will drain towards a sump pit. Other common areas that require sealing and coating include the joint where the basement walls meet the floor.
The Dovetail Groove
A cracked foundation will sometimes require the homeowner to create a dovetail groove. This is done by chipping the concrete using a hammer and a chisel to even out the surface and make sure that the sealant goes into the crevices and the entire crack is covered for years to come. Making the groove also allows the wall to breathe and leak out excess gases and water. The sealing agent will be able to move easily through the cracked foundation then expand as it gets in touch with moisture. The new basement waterproofing method will allow the substance to adhere better to the concrete. Allow the substance to set for several hours before coating the wall with waterproof paint.
