House Foundation Repairs
Basement waterproofing must be prioritized by house owners to ensure that the structure will last for decades and the value of the home will be good. There are several factors that can compromise the condition and state of the foundation, such as having unstable and soft soil or frequent storms, floods and earthquakes in the area. Making the necessary house foundation repair and preparations during the construction period as well as following up house foundation repairs will do the job adequately. There are a lot of ways to ensure proper fixing of the place.
Initial Tips
Homeowners are advised to install a drainage system close to the foundation so that water and air do not continually push against the walls of the basement. The soil must be graded properly so that the water will move away from the main structure and not lead towards it. Check where the leaks and moisture coming from by assessing the inner walls of the basement. There might be cracks present, as well as moisture developing at the attachment of the basement walls and floor. House foundation repair should be done immediately.
Other problems that might arise and require waterproofing basement include developing of moisture or the presence of sediments at holes and geysers on the basement floor. Development of these will indicate that the ground underneath is already unstable and will require repeat pouring of cement and house foundation repair. The ground also has to be broken and uneven and excess sediments taken out to keep the floor as even as possible and maintain the slope. Plumbing leaks are also available and can lead to expansion of the soil. Water the lawn during long dry seasons to keep the soil from shrinking which can also damage the floor.
Maintaining the Area
The soil surrounding the foundation should be properly maintained. Keep it moist during droughts and keep it dry during wet months. The drainage system will keep excess water out, while the watering will maintain the proper condition and toughness of the soil. A soaker hose is one of the best ways to water the area during house foundation repair. Downspouts should be checked and cleaned regularly. These should release water 4 to 8 inches away from the foundation. If the downspout is rather short, provide extensions and lead water to the chosen drainage site.
There are special types of plants that are particularly preferred by homeowners because these prevent a wet basement. The plants will normally absorb water from the soil because of the roots. Some of the recommended vegetation includes weeping willow and cottonwood. The plants should also be placed 4 to 8 inches away from the foundation to prevent the roots from digging too deep and creating a channel for water to run through underneath. Trees are ideal for holding the soil and preventing shrinkage but the roots have to be properly maintained as well so that these do not dig too deep into the soil. Clay tiles will work well with the plants. Measure the perimeter to know how much material will be needed for house foundation repair.
